Hotel Pre-Opening: From Strategy to the First Guest

HOTEL PRE-OPENING | FROM STRATEGY TO THE FIRST GUEST

Opening a hotel is not an isolated event.

Cover photograph: the first guests at INNSIDE Madrid Génova, an authentic pre-opening example from my professional archive; it illustrates a completed opening, not every property mentioned here.

Positioning, recruitment and team training, operational preparation, technology, distribution and commercial strategy must move forward together long before the first guest arrives.

My experience with hotel openings in Spain and international projects has taught me that thorough preparation creates long-term value. Hotel Asset Torrejón was one milestone on this journey.

Hotel Pre-Opening Consulting: From Development to Launch

A successful hotel opening is built around a coordinated launch strategy rather than a single opening date. The owner, project manager and future operations team need a shared programme covering brand positioning, projected demand, recruitment, operating procedures, distribution contracts and technology readiness.

1. Positioning and Commercial Foundations

Before opening reservations, management should establish the hotel’s competitive set, distinctive guest proposition, source-market strategy and pricing approach. A phased sales plan covers corporate accounts, travel advisors, direct bookings and relevant distribution partners. Cornell’s research into total hotel revenue management supports assessing contribution across rooms, meetings, food and beverage and ancillary activities rather than occupancy alone.

2. Operational Readiness and Quality Assurance

Readiness assessments should include staff training, room inspections, supplier handovers, guest-journey rehearsals, safety procedures, incident escalation and finance reconciliation. Systems such as the property management system, booking engine, channel manager, revenue management system and POS need tested integrations and clear accountability.

3. The First 100 Days

After launch, the operational focus shifts to protecting service consistency, resolving defects quickly and comparing financial and guest-experience results against realistic targets. The opening team must make informed adjustments without losing sight of the hotel’s long-term identity.
